No. To enquire means to ask if the apartment is available for the selected period.
No. No deposit is needed for stays shorter than one month.
A prepayment - 50% of the total sum, is required upon reservation, the remaining balance can be paid upon arrival.

Required fees:

Yes, we are charging a 39Euro final cleaning fee. Our base prices for the apartments include 2 guests. Every extra person over two pays 15 Euro per night. Also arrivals between 22:00 – 00:00 are subjected to a late check-in fee of 10Euros (after midnight the fee is 20 Euro).

Optional fees:

A late check-out until 16:00h is possible for the price of 20 Euro. If you happen to loose the key to the apartment there will be a 100 Euro fee.
No, but there is no need as all apartments have a kitchen, and every apartment has several restaurants in the area.
No, all communal taxes are included in the rental price.

Reservation

Please use our Search and Enquire form. The properties can be rented for variable stays - from a weekend break through to a whole week.
The best and the easiest way is to book a chosen apartment online by enquiring with all details in our special Search and Enquire form. We will send you an offer with confirmation that the apartment is still available. To secure / confirm your booking you will have to pay a prepayment (50%). Then we will send you a booking confirmation. Even quicker way is, however, telephone booking. NOT CONFIRMED RESERVATIONS MAY NOT BE CONSIDERED.

All bookings must be secured with a prepayment upon reservation / prior to confirmation. As a rule, we can make preliminary bookings for you immediately upon your request, depending on your choice and current availability. However, before sending a booking confirmation, we will ask you to make the prepayment.
When you arrive in Vienna you MUST call us 30 minutes before reaching the apartment. Dial the phone number previously indicated as for contact upon arrival on your confirmation. We meet all our guests at the apartment.
The Check-in is after 14:00 and the Check-out before 11:00  at noon. If it is possible we may arrange an earlier check-in or a later check out, depending on availability and previous notice. Those are subject to additional fees. Earlier check-in or a later check out may only be confirmed 2 days before your check in or check out, as our availability changes rather quickly.

Payment

In general it is per apartment, although if it is over a certain amount of people we will charge additional fee per person. Our base prices for the apartments include 2 guests. Every extra person over two pays 15 Euro per night.
The Prepayment can be payd by Bank- or PayPal secure transfer. The remaining balance on the reservation is payable in Euros upon arrival at the apartment. Cash is the preferred method of payment of the remaining balance due to charges made by banks and card companies. There is a 2.8% charge for most card / bank payments (Amex 4.2%).
  • We accept cancellations only in written form sent by e-mail by the person who originally made the reservation. The act of the prepayment means a booking of the apartment for the indicated period and acceptance of our cancellation policy. In case of cancellation the compensation for the landlord is as follows:
 
  • Cancellation more than 30 days prior to arrival: 25% of the whole stay
  • Cancellation 29 to 15 days before arrival: 50% of the whole stay
  • Cancellation 14 days before arrival: 75% of the whole stay
  • In case of no show we require 100 % of the total booking amount
 
  • Cancellations must be made by 12 midday EET (Eastern European Time) on the appropriate day

Apartments

A vacation rental apartment is a flexible alternative to a hotel, offering business and leisure travellers all amenities and comforts as well as a base to work from, a place to entertain friends or simply a home away from home for a few days, a few weeks or more.
Each apartment is fully furnished and equipped, also offering kitchen areas. Fresh linens and towels are also supplied. Additionally private parking and linen change are paid and can be provided upon request.
The first thing to do is to search the apartments available on the website. Then, you can submit a (non-binding) booking request specifying the period of interest and the number of guests.
If available in the desired period, you will receive an offer per e-mail. Otherwise, an alternative apartment with similar characteristics will be identified and then proposed to you.
Each apartment has its specific characteristics and therefore a specific price. Just once you have selected an apartment, indicated the period of your stay and the number of guests, we will be able to calculate the final price and communicate it to you.
To book an apartment you need to:
  • provide us with an e-mail address to which we will send you an offer
  • confirm your booking by paying a prepayment (50%)

The prepayment can by paid by Bank- or PayPal secure transfer. The balance can be paid upon the check-in in cash.
On the website there are plenty of photos and detailed description of each apartment. For stays longer than 30 days, however, our staff is available to show vacant apartments.
We enable constant monitoring of the apartments and their condition, minimizing the potential problems at the unit. In case of problems we are available and ready to react. However, in case that we cannot resolve the problem during your stay, we reserve the right to assign you a similar or higher standard apartment, or to find a temporary solution until you enter the apartment. You can contact us directly in case of a problem.
First of all, we advise you to immediately inform our staff of the need to extend your stay. Only if the apartment has not been rented, the extension will be accepted with a price based on the duration of the extension itself. In case of unavailability of the apartment, if possible, you will be offered analternative apartment.
Most of our apartments in Vienna are situated close to the city center, close to the major sights and points of interest in this metrolpolis. Our apartments are near the Prater and the main shopping street Mariahilf. Also close to our apartments is the magnificent Schönbrunn Palace. We also have a few apartments with private parking space situated near the centre, which are very well connected by metro and tram to the rest of the city.

Most of our places do have a lift although some of the places in older buildings may not. Please, ask us first if this is an important issue for you or check the description of the apartments for more information.
Safety is one of the qualities we stress most when renting the best apartments. Besides the areas,where our apartments are, are the most protected parts of the city.

We have been renting our holiday apartments since early summer 2006 and on our website you will find 11 apartments.We were not the first company in the region maintaining serviced apartments, but we became one of the very best. At present, we offer a widening range of services and are experienced to make your stay safe and pleasurable.

Yes, ones upon arrival. Every guest receives bed linen, big and small towel:

  • 1 x bed linen set (per person)
  • 1 x bed fitted sheet (per person)
  • 1 x bath towel (per person)
  • 1 x small towel (per person)
  • 1 x dish cloth (per apartment)
Most apartments have double beds or a set of singles that are pushed together to create a double bed.
Most of our places do have a bathtub. Please, ask us first if this is an important issue for you or check the description of the apartment for further information.

Four of our apartments present you with the option of a private parking space. If you would like to use it you have to inform us prior confirmation to reserve the parking space for you. In that case you will receive a remote control for the door of the garage from our colleague by arrival.

We provide free WiFi internet connection and cable TV for every apartment.
Each apartment boasts a modern, fully-equipped kitchen with a cooker, dinnerware and all necessary appliances, as well as a coffee machine. Appliances which are not included in the inventory may be delivered on request.
